From driveways to decorative patios, we pour, finish, and repair concrete built for Pennsylvania weather — done right the first time.
From the driveway you park on to the patio you live on, every job gets the same treatment: solid base, honest materials, and a finish we're proud to sign. Call for a straightforward quote and a clear plan — no pressure, no surprises.
A new driveway starts below the surface: excavated base, compacted stone, reinforcement, and a mix rated for Pennsylvania freeze-thaw cycles.
A patio should feel like another room. We lay out the space with you, keep the pitch honest so water runs off, and finish it smooth enough for bare feet — then border it clean so it looks intentional from every angle.
['A straight, level walk with clean edges changes the whole front of a house. We remove the old, fix the base, and pour walks and steps that drain right and stay put through winter.']
The look of stone, brick, or slate at a fraction of the cost — patterns and color worked into concrete that still performs like concrete.
Foundation work has zero tolerance for sloppy. We form square, check level twice, and pour to the specified strength — because everything above it depends on what's below grade.
["Cracks, pitting, and worn surfaces don't always mean starting over. We assess honestly, repair what's repairable, and resurface to a like-new finish — and we'll say so when replacement is the smarter spend."]
Good concrete is a sequence, not a scramble. Here's how every Franz Crete LLC project runs.
We visit the site, measure, talk through what you want, and put a written quote in your hands. You'll know the scope, the finish, and the price before anything is scheduled.
Tear-out if needed, then excavation, compacted base, true forms, and reinforcement. This is the invisible half of the job — and the half that decides how long it lasts.
Concrete goes down at the right slump for the conditions, then it's screeded, floated, and finished to your chosen texture — broom, trowel, stamped, or exposed aggregate.
Joints are cut on plan, the slab cures under protection, and we seal where the finish calls for it. Then we walk the job with you and leave it clean.
Anyone can order a truck. The difference is everything that happens before and after the pour.
Concrete fails from the bottom up. We excavate to solid ground, compact the base, and set true forms before a single yard is poured — because a driveway is only as good as what's under it.
Western Pennsylvania winters punish shortcuts. We use air-entrained mixes, proper jointing, and control-joint layouts designed to move with the seasons instead of cracking against them.
You get a clear scope in writing — what's included, what's not, and what it costs. If something changes on site, you hear about it before we do anything.
From a front walkway to a warehouse slab, we scale the crew, the mix, and the equipment to the job — one point of contact either way.
Foot traffic is usually fine after 24–48 hours, but vehicles should wait about 7 days for driveways — longer in cold weather. We'll give you exact timing for your mix and conditions before we leave.
A properly based, reinforced, and jointed driveway commonly lasts 25–30 years or more in our climate. The two things that shorten that life are bad base prep and skipped joints — which is why we treat both as non-negotiable.
Stamped concrete is regular concrete imprinted with patterns (stone, brick, slate) and often colored, then sealed. With a proper base and periodic resealing every few years, it holds up just as well as plain concrete.
Hairline cracks and surface scaling can often be repaired or resurfaced. But slabs that have heaved, settled unevenly, or broken into pieces usually need replacement. We'll look at it and give you a straight answer.
Yes — removal and disposal of the old slab is part of most replacement quotes. We break it out, haul it away, and start the new base from scratch.
